Private Villas and Estate Bungalows

Ten unhurried days in three private houses — a Cultural Triangle villa, an estate bungalow above Castlereagh and a beach house at Ahangama — each with its own cook and staff, so the trip runs on your schedule, not a hotel’s.

Who it suits

Suited to travellers of any adult age sharing a house as a group; the Castlereagh estate walk crosses uneven, sloped ground, worth discussing in advance for anyone with significant mobility restrictions.

Overview

What this journey is about.

Ten days built around three private houses rather than a string of hotels: a villa near Sigiriya in the Cultural Triangle, an estate bungalow above Castlereagh in tea country, and a beach house at Ahangama on the south coast. Each is single-key — booked exclusively by one group — with its own cook and staff, so meals, mornings and departures follow the group’s own rhythm rather than a hotel’s service hours.

A single overnight in Kandy, in a boutique hotel rather than one of the three houses, breaks up the two long inter-region transfers either side of it and gives the hill capital an unhurried hour in the Peradeniya gardens it rarely gets on a faster circuit. From there the route climbs into tea country and finishes with three open days on the coast.

This is a private-vehicle route built for a group of six to ten sharing a house comfortably, though the format also works for a smaller party willing to take on a full house for the space and privacy it buys.

What makes it distinctive

  • Three exclusive-use houses across ten days, each single-key and staffed by its own cook
  • No hotel buffets or lobby schedules — meals and departures are set by the group
  • A slow overnight in Kandy breaks up the two long inter-region transfers
  • Three open, unplanned days at the closing beach house rather than a packed final stretch
  • The route depends on all three houses’ dates being held together, early

The route at a glance

This journey is a starting point, not a fixed product. It can be adjusted to your dates, interests, pace, mobility, accommodation preferences and budget.

Journey highlights

Reasons this route endures.

Three private houses, one trip

A Cultural Triangle villa, an estate bungalow above Castlereagh and a beach house at Ahangama — each single-key, staffed and run to the group’s own schedule.

Sunrise over the Cultural Triangle

Sigiriya or Pidurangala at first light, then back to the villa for a late breakfast on the terrace rather than a hotel buffet.

A market morning with the villa cook

A shop through Dambulla’s wholesale produce market, then dinner built from what was actually good that day.

Kandy without the rushed circuit

An hour or more in the Peradeniya botanical gardens, taken slowly rather than compressed into a single city stop.

An estate walk above Castlereagh

From the bungalow, through the tea rows and into the withering lofts with the tea maker, while the factory is running.

Days with nothing written down

Three open days at the Ahangama beach house, with a boat arranged for the reef on any morning the sea allows.

Day by day

10 days, carefully sequenced.

Open any day for the full plan. The exact sequence may be adjusted around weather, local conditions and your pace, nothing here is set in stone.

Airport → Sigiriya · About 4–4.5 hours from the airport, excluding stops

Day 01Arrival and the road to the Cultural Triangle

Easy

Morning

Arrival at Bandaranaike International Airport and a private transfer north towards Sigiriya, with a comfort stop along the way.

Afternoon

Settle in to the first of the three houses — a private villa near Sigiriya with its own pool, cook and staff. The rest of the day is at leisure.

Evening

A first dinner cooked to order at the villa, timed to when the group is actually ready to eat.

Driving

Dinner (villa cook, included)
Stay
Sigiriya
Good to know

Kept deliberately light after a long-haul flight; nothing beyond the transfer is scheduled on arrival day.

Sigiriya

Day 02First light on the rock, then a market with the cook

Easy to moderate

Morning

An early start for Sigiriya Rock, or the lower and easier climb up Pidurangala opposite it, timed for first light. Back at the villa by mid-morning for a late breakfast on the terrace.

Afternoon

Free time at the villa through the heat of the day — the pool, the garden, or the shade of the veranda.

Evening

A shop through Dambulla’s wholesale produce market with the villa cook, timed to whenever trade is best that day, then dinner built from what was actually good that morning.

Meals
Breakfast, lunch and dinner (villa cook, included)
Stay
Sigiriya
Optional

Sigiriya Rock is a genuine climb — roughly 1,200 steps in open sun; Pidurangala is lower, shorter and generally quieter at dawn.

Good to know

Dambulla’s market is a genuine working wholesale market, not a tourist stop — expect noise, crates and its own early rhythm rather than fixed visiting hours.

Sigiriya

Day 03A day with room to breathe

Easy

Morning

A slower morning at the villa — breakfast at your own pace, with the Dambulla Cave Temple’s five painted shrines offered as a low-key excursion for anyone who wants it.

Afternoon

Free time at the villa, or an optional half-day into Minneriya or Kaudulla for elephants, season permitting.

Evening

Dinner at the villa, planned around the day’s produce.

Meals
Breakfast, lunch and dinner (villa cook, included)
Stay
Sigiriya
Optional

A half-day safari into Minneriya or Kaudulla National Park, best broadly July to October for the seasonal elephant gathering; sightings of wild animals are never guaranteed.

Sigiriya → Kandy · About 2.5–3 hours excluding stops

Day 04Into the hill capital, without the rush

Easy

Morning

Breakfast at the villa, then a private transfer south to Kandy.

Afternoon

An hour or more at the Royal Botanical Gardens at Peradeniya, taken slowly rather than as a stop on a compressed city circuit.

Evening

A quiet evening in Kandy — an early walk by the lake, and dinner in town.

Driving
About 2.5–3 hours excluding stops

Stay
Kandy
Good to know

Kandy is the one stop on this route not run as an exclusive-use house — a boutique hotel, chosen for setting, breaks up the two long inter-region transfers either side of it.

Kandy → Hatton (Castlereagh) · About 2–2.5 hours excluding stops

Day 05Up into tea country

Easy

Morning

Breakfast in Kandy, then the drive up into the hills towards Hatton and the tea estate above Castlereagh.

Afternoon

Arrival at the second house — an estate bungalow with reservoir and tea-slope views. Settle in; the rest of the afternoon is free.

Evening

Dinner cooked by the estate house’s own staff, with the cool hill-country evening drawing in.

Hatton (Castlereagh)
Good to know

Bring a layer — evenings at this altitude are genuinely cool, a contrast to Sigiriya and the coast still to come.

Hatton (Castlereagh)

Day 06The estate, from bush to withering loft

Easy to moderate

Morning

An estate walk from the bungalow with the tea maker, through the picking rows and down to the factory, ending in the withering lofts while the factory is actually running.

Afternoon

Free time at the bungalow — the veranda, the garden, or a slower second walk through the estate.

Evening

Dinner at the bungalow, with the reservoir and tea slopes still visible as the light goes.

Meals
Breakfast, lunch and dinner (estate cook, included)
Stay
Hatton (Castlereagh)
Good to know

The estate paths are unpaved and include slopes and uneven ground; comfortable closed shoes are worth packing for this day specifically.

Hatton (Castlereagh) → Ahangama · About 5 hours excluding stops

Day 07Down to the coast

Easy

Morning

Breakfast at the bungalow, then the long transfer down from the hills to the south coast.

Afternoon

Arrival at the third house — a beach house at Ahangama, set back from the sand with its own pool and staff. The rest of the day is at leisure.

Evening

A first dinner by the sea, cooked to the group’s own timing.

Driving
About 5 hours excluding stops
Meals
Breakfast (estate bungalow, included) · Dinner (beach house cook, included)
Stay
Ahangama
Optional

A licensed helicopter transfer can sometimes be arranged for this leg in place of the road journey, subject to operator availability and weather — offered as an option, never built into the plan by default.

Good to know

This is the longer of the two inter-region transfers on the route; comfort stops are built in, and it is the reason the two hill-country nights either side of it are kept unhurried.

Ahangama

Day 08A boat, if the sea allows

Easy

Morning

A boat arranged for the reef on any morning the sea allows, run out from Ahangama or nearby Weligama.

Afternoon

Free time at the beach house — the pool, the beach, or simply the shade.

Evening

Dinner at the house, planned around the day’s catch or produce where possible.

Good to know

Sea conditions and boat availability are assessed on the morning itself; nothing is scheduled or guaranteed in advance.

Easy

Afternoon

Free time; a second reef trip if the first day’s conditions did not allow one, or a quiet walk through Ahangama’s surrounding lanes.

Evening

A closing dinner at the beach house.

Signature experiences

Moments worth travelling for.

A kitchen that answers to the group

Each house has its own cook and staff — meals, timing and menus are set by the group, not by a hotel’s fixed service hours.

Tea, traced from bush to loft

The Castlereagh estate walk goes past the picking rows and into the working lofts, not just a tasting room.

A reef trip with no fixed departure time

The boat at Ahangama goes out when the sea allows, arranged on the morning itself rather than booked weeks ahead.

The unhurried version of the Cultural Triangle and Kandy

A second full day at Sigiriya and a slow stop in Kandy replace the compressed circuit most itineraries run.

Responsible travel

Travelling well, without grand claims.

We do not make carbon-neutral or conservation claims we cannot verify. We do hold ourselves to practical standards on every journey we plan.

  • Working with registered local guides, tea estates and boat operators where possible
  • Clear guidance on dress and conduct at cultural and religious sites
  • Reducing avoidable single-use plastic, starting with refillable water where practical
  • Supporting estate and village staff directly through house-based employment at each of the three stops
  • No off-the-record stops arranged for undisclosed commission — every optional stop is disclosed upfront
Before you enquire

Important information.

Passport and entry requirements are the traveller’s responsibility.

Travel insurance is strongly recommended.

All three houses are single-key and must be confirmed together; final availability is only certain after booking.

Weather and local conditions may require itinerary adjustments, including to the estate walk and the reef boat.

Driving times are approximate.

The closing beach stay depends on the December to April window; outside it, the route moves to the east coast and is reconfirmed at booking.

Sightings of wildlife, whales and reef life are never guaranteed.

Questions, answered plainly

Frequently asked questions.

Why exclusive-use villas instead of hotels?

Each house is booked by one group only, with its own cook and staff, so meals, mornings and departures follow the group’s own timing rather than a hotel’s fixed service hours.

Do we choose what the cook makes?

Broadly, yes — menus are built around what is good locally that day, with your preferences and any dietary needs taken into account in advance.

What happens if our dates fall outside December to April?

The Ahangama section is weather-dependent on that window. For May to September departures, the closing beach stay moves to the east coast — Trincomalee or Pasikuda — with a different transfer pattern from Castlereagh, confirmed with you at the time of booking.

How far in advance do we need to book?

As early as possible. Each of the three houses is single-key, and all three sets of dates need to be held together — there is no equivalent fallback if a date is unavailable close to travel.

Is climbing Sigiriya Rock included?

It is offered as an early-morning option, not a fixed inclusion. Pidurangala opposite it is lower and generally quieter, and either can be dropped in favour of a slower morning at the villa.

Can you guarantee the reef boat trip at Ahangama?

No. It runs on mornings the sea allows, decided on the day; with three open days at the beach house there is generally more than one chance to go.

Is a helicopter transfer available for the long drives?

Sometimes, for the Castlereagh-to-coast leg, subject to operator availability and weather. It is offered as a paid option and never built into the plan by default.

Is this trip suitable for a large multi-generational family?

Yes — the format was built for groups of six to ten sharing a house comfortably, with space and staff that a hotel booking of the same size would not give you.

We are only two people — does a private villa still make sense?

It can, though you are paying for a full house. Couples travelling alone are usually better served by our smaller boutique-hotel routes; talk to us if you want the villa format anyway.

Are all meals included?

Breakfast, lunch and dinner are included at all three houses. On the single Kandy hotel night, only breakfast is included as standard; dinner there can be arranged on request.
